The client wished to purchase a 30-bedroom care home in Margate and Mortimer Street Capital arranged for TAB to fund the acquisition bridge, whilst Lendinvest provided a regulated bridging facility on the borrower’s residential property, which was formally the client’s residence. Both were 12-month terms with the refinance of the full care facility as the planned exit.

Due to the intricate nature of this financing arrangement, coupled with the requirements of the Care Quality Commission, both deals needed to progress simultaneously and were completed in two months. The client’s goal is to improve the CQC rating of the care facility and eventually refinance through a commercial bank.

The firm emerged from its founding business, Visionary Finance, which has built a client base over the last 15 years, and recognised a gap in the market.
